The Probate Process
For persons who have chosen to dispose of their property by the use of a will, or worse, without any writing at all, probate is a necessity. Probate involves proving the validity of a will or, if there is no will, determining the distribution of the decedent’s property according to the laws of descent and distribution.
Under California Probate Law, any property in the estate of a decedent worth more than $150,000.00 must be probated prior to distribution to heirs or beneficiaries.
Not only is the probate process time consuming and expensive, it is an uncertain process and often leads to family disintegration.

The Living Revocable Trust

Guardianship and Conservatorship

Landlord/Tenant issues involve problems that arise when real property is leased or rented. The enforcement of a rental agreement requires specific adherence to the law by the parties. The eviction process is especially precise and requires strict adherence to the law.
